Before conducting the inventory report, it is essential to assess the property for any potential safety hazards. This includes checking for structural issues, electrical problems, or other dangers that may pose a risk during the inspection.

Gather Necessary Tools and Equipment

To accurately document the condition of the property and its contents, we will need certain tools and equipment. This may include a camera to take photographs, a tape measure to record dimensions, and inventory software to organize and compile the inventory report.

During the Inventory Report

Conduct a Thorough Inspection

As a property inventory clerk, our main responsibility is to conduct a detailed inspection of the property. This involves examining each room, including its fixtures, fittings, appliances, furniture, and soft furnishings, and carefully assessing the condition of each item.

Document with Photographs

Visual evidence is crucial in an inventory report. We take clear and detailed photographs of the property, focusing on any damages or defects that we come across.

Inspect Fixtures, Fittings, Appliances, and Furnishings

We thoroughly inspect and document the condition of all fixtures and fittings, such as light fixtures, doors, and windows. We also record the condition of all appliances and their serial numbers, as well as the condition of all furniture and soft furnishings.

Note Damages and Defects

Throughout the inspection, we document any damages or defects discovered in the property, noting their location to provide a clear reference in the inventory report.

After the Inventory Report

We compile the inventory report, including all necessary details, and send a copy to the agent within 24 hours. The agent is then responsible for providing copies to both the tenant and the landlord or their representatives.
