An Energy Performance Certificate (EPC) is a document that provides a rating for the energy efficiency of a property.

What is an EPC?

An EPC rates a property's energy efficiency on a scale from A (most efficient) to G (least efficient). It includes:

  • The property's current energy rating and estimated energy costs

  • Recommendations for cost-effective improvements to enhance energy efficiency

  • Potential energy rating and costs if the recommended upgrades are implemented

The EPC Assessment Process

  • Measuring the property's dimensions and collecting details about its construction, heating systems, insulation, lighting, and renewable technologies

  • Inspecting the property's energy features, such as boilers, windows, and insulation levels

  • Using approved software to calculate the property's energy performance based on the collected data

After the assessment, we will produce the EPC and lodge it on the official register. The property owner or landlord will receive a copy of the certificate, which is valid for 10 years.

As an assessor, we will need access to all rooms, loft spaces, and heating systems. The process usually takes 1-2 hours, depending on the property size.Owners should expect a professional and courteous service from us. We will carry proper identification and be fully accredited, insured, and CRB-checked for your safety and peace of mind. After the assessment, the property owner will receive their EPC within 24-48 hours, which you can use for marketing purposes when selling or renting the property.
